  单价超8万元/平方米的项目签约586套,突破历史纪录,分析称豪宅成交推涨北京房价


  新京报讯 (记者李捷)北京楼市上半年成交数据出炉。昨日,中原地产研究数据显示,今年以来截至6月30日,北京市新房市场,普通住宅(剔除保障房)和别墅共成交 24186套,成交量虽与历史同期相比并非最高,但成交价格却再次刷新历史纪录。上半年签约的项目成交均价达到34847元/平方米,这也是北京楼市 2010年以来连续六年的记录里,半年成交均价的最高水平。


  6月均价环比每平米降三千多元


  楼市连续的价格冲刺在6月进入了间歇期。6月份,北京新房市场普通住宅(剔除保障房)和别墅共成交4733套,成交均价为34280元/平方米,环比5月的37570元/平方米下降三千多元。


  造成这种成交情况的原因,中原地产分析师张大伟指出:“简单地说就是本月豪宅成交减少。而在目前豪宅在楼市中占比较多的情况下,成交情况轻微的波动,对市场短期价格的影响就会非常大。”


  张大伟表示,1000万以上的豪宅成交在6月市场占比只有13.75%,而在5月这一比例为14.8%。而豪宅项目对于整体楼市的拉升通过数据 进一步显示,上半年售价在8万元以内的项目,成交均价只有31731元/平方米,超过8万元/平方米的项目成交拉升了全市成交均价9.6%;这个比例在 2015年只有5.8%。


  豪宅价格继续上涨


  数据显示,上半年单价突破10万元/平方米的项目,签约204套顶豪住宅,而售价突破8万元/平方米的项目签约达到586套,均已突破了历史纪录。


  业内人士指出,北京楼市高端化的趋势已经非常明显,而豪宅项目的签约更进一步影响了北京楼市的价格涨幅加速。值得一提的是,尽管豪宅项目在6月成交不敌5月,但价格攀升势头仍旧明显。


  新京报记者了解到,近期开盘的多个项目均价都突破5万元/平方米,其中海淀映月台逸墅单价更是高达8万元/平方米,强佑·府学上院上期销售均价仅45000元/平方米,而此次入市价格已上涨至65000元/平方米,涨幅高达44%。


  亚豪机构副总经理任启鑫对新京报记者表示,目前入市的高端项目一些本身就是地王项目,另一部分则是受到地王邻居的推动,价格出现大幅上涨。而随着这些项目不断刷新入市标准,预计未来北京住宅市场将形成10万+豪宅与5万+中高端“两分天下”的局面。


  此外,别墅市场的优势开始显现。业内人士介绍,自去年以来市场当中改善型成为主力,其中部分需求由于限购因素,选择一步到位通过购买别墅产品来实现需求改善。截至6月30日,上半年北京别墅市场签约达到3395套,同比涨幅高达164%。

  供地少地价高加剧供需矛盾


  经历了市场的持续消化,北京楼市库存也急剧下调。截至上半年,纯商品住宅仅有60477套库存。这也意味着按照上半年的月均成交量计算,目前北 京楼市库存量的去化周期不足8个月。某业内资深人士对此表示,在全国大部分三四线城市都挣扎在去库存生死线上时,北京住宅库存量却已经濒临合理去化周期的 下限。


  公开数据显示,受到保障房、自住房等非市场化产品对住宅用地的挤占,2014-2015年两年间,北京出让纯商住宅用地的规划建面仅有500万平方米,今年上半年,北京仅出让了7宗住宅用地,创下历史新低。


  业内人士指出,商品住宅用地供应不足的后果很快显现到市场中,今年上半年北京仅供应商品住宅12925套,创下历史新低。供地少且地价高,部分 高价地块在市场不足以支撑其预期房价的基础上只能延迟上市时间,这进一步加剧了北京住宅市场的供需矛盾,市场需求主要依托于消化库存来勉力支撑,库存的快 速衰减已是必然。
