　　现象 二手房降20万 惊呆买房人

　　小白家住天通苑已经有五六年，目前所住的房子是一个80多平方米的两居室。在孩子出生以后，小白将父母从城区接来照顾孩子，一家五口挤在两居室里很不舒服，因此一直考虑在附近换一个三居室。

　　去年，小白看了几十套房子，但是高昂的价格让他迟迟下不了手。天通苑的三居室都在130—150平方米之间，价格大多超过300万，每平方米价格超过2.3万元。

　　“房主急售，降价20万！”春节期间，小白接到中介电话，天通苑西三区一套149平方米的大三居只要308万，比去年12月降低了20万元，每平方米不到2.1万元。

　　“群租不让搞了，干脆卖了省事。”李凯介绍，天通苑很多大户型用于出租，甚至群租。北京两会透露将会“以房控人”，天通苑东四区作为北京试点，已经开始大规模清理群租房，一些业主“改租为售”，市场房源有所增加，价格有点下降。

　　记者走访发现，另外一个大型经济适用房小区回龙观文化居住区，也出现房价降低情况，一月份同比下降3%。

　　不过，100平方米以下的小户型房屋价格仍然“坚挺”，天通苑好地段“小户型”价格逼近每平方米3万元，回龙观则超过每平方米3.2万元。

　　今天上午，伟业我爱我家市场研究院分析师孔丹认为，1月份，除大兴的二手房价格上涨外，北京远郊区县的二手房价格普遍回落，其中昌平的二手房房价跌幅最大，达4%。

　　孔丹说，目前市场上的购房人群，主要以经济实力有限的刚性购房人群为主，远郊区县更依赖这部分人群。加之购房成本持续增加，购房需求整体萎缩。天通苑作为大型经济适用房区，房源量较大，在市场出现动荡时，肯定受影响最大。

　　第一季度，北京房地产市场供应继续增大、房贷收紧，房屋价格或出现进一步下跌，反弹可能性不大。
