　　央广网北京10月24日消息 据中国之声《新闻纵横》报道，北京市住建委昨天发布消息称，北京年底住房供应量将大规模增加，预计房价逐步趋稳。近期推出多块配建自住型商品住房项目用地，年底前将形成2万套左右供应。明年，自住型商品住房的供应还将大规模增加，计划推出5万套左右，有效满足居民刚性自住需求。

　　什么是“自住型商品房”呢？第一，这类房子，套型建筑面积以90平方米以下为主，第二，销售均价比同地段同品质商品住房低30%左右。谁能买呢？根据规定，有两类家庭可以优先购买：一是京籍无房的，单身的、25岁以上的大龄男女。二是已在轮候经济适用住房、限价商品住房的家庭。为防止投资获利，《意见》还规定，自住型商品住房购房人取得房屋所有权证后，原则上5年内不能转让；如果您5年以后要转让呢，增值的部分，要把差价的30%缴纳土地收益等价款。
